If you’re not already pre-approved, I’ll connect you with trusted local lenders. I’ll also walk you through what’s happening in the North Georgia market—pricing trends, inventory, and how to compete (or negotiate) depending on the neighborhood and price point.

3) Curated Home Search

You’ll receive a targeted search based on what matters most to you—location, layout, land, schools, privacy, views, or amenities. For clients seeking more refined finishes or custom features, I’ll help you identify homes with the design details and quality that truly hold value.

4) Showings with a Trained Eye

Touring homes isn’t just about liking the look. I’ll help you evaluate craftsmanship, materials, layout flow, storage, lighting, and renovation potential—so you understand what you’re buying and what it may cost to change later.

5) Offer Strategy & Negotiation

When you’re ready, I’ll create an offer strategy that reflects your goals and the market reality—price, terms, timing, and protections. My role is to advocate for you, negotiate confidently, and help you feel secure in every decision.

6) Due Diligence: Inspections & Next Steps

After you’re under contract, I’ll guide you through inspections and any follow-up items. If concerns arise, I’ll help you prioritize what matters, estimate potential costs, and negotiate repairs or credits when appropriate.

7) Appraisal & Financing Coordination

I stay involved with your lender and the other parties to keep timelines on track and minimize surprises. If the appraisal brings questions, I’ll help you understand options and next steps.

8) Clear-to-Close & Final Walkthrough

As closing approaches, I’ll confirm details, review timelines, and make sure everything is ready. We’ll complete your final walkthrough together so you can move forward with confidence.

9) Closing Day & Beyond

My job doesn’t end at closing. I’m here as a resource after you move in—whether you need vendor recommendations, design guidance, or future real estate planning.​
